A real person is accountable for this site
Hoomzz is run by Sourabh Jhamb, from the Chandigarh–Mohali corridor. Not a call centre, not an anonymous listings database. If a listing here wastes your time, there is someone to answer for it.
The rule
“If nobody from Hoomzz has seen the property, it doesn't go on the site. That is the whole business.”
— Sourabh Jhamb, FounderWhy this exists
“I moved from Ludhiana expecting to rent a flat in a week. I spent a month being shown properties that were already let, or didn't exist.”
I'm Sourabh Jhamb. I grew up in Ludhiana and moved to the Chandigarh–Mohali corridor for work. Finding somewhere to live was the worst part of the move, and not because there was nothing available — there was plenty. The problem was that I couldn't tell which of it was real.
Photographs belonged to a different flat. Listings stayed up months after they were let, because a stale listing still generates a phone call. Two different brokers showed me the same property and both expected a fee. None of that is a technology problem. It's what happens when a platform is paid for producing leads rather than for the leads being any good.
So Hoomzz is built the other way round. We take no brokerage, we don't sell owners better placement, and we cover one region only — because checking a property in person is the only thing that actually kills fake listings, and you can't do that across a hundred cities.
It is a slower way to build a property site. It means we have fewer listings than the national portals, and we will for a long time. I'd rather that than be the fourth site that wasted your Saturday.
What Hoomzz is not
Most property sites tell you what they are. The more useful thing to know is what they aren't, because that is where your money goes.
Not a broker or an agent
We don't negotiate your deal and we take no commission on it. That is also why Hoomzz holds no RERA agent registration — agent registration applies to agents, and we aren't one. Builders listing projects here must supply their own state RERA number.
Not selling you a better position
There is no paid tier that pushes a listing up the page. Listing a property is free across every Tricity city we cover, so what you see ranked first isn't simply whoever paid the most.
Not a national portal
We have nothing outside roughly 30 km of Chandigarh, and we won't pretend otherwise. If you're moving to Pune, we're no use to you. Here's an honest comparison with the portals that are.
What happens before a listing goes live
Three checks, in this order. A property that fails any of them doesn't get published — it doesn't get published with a warning label either.
Documents come first
Before anything is published we check ownership and identity documents against the property being listed. Builders additionally have to supply a valid state RERA registration number — that is enforced at sign-up, not requested politely.
Paper checkedPhotos and video have to match the property
Owners submit walkthrough footage and images of the actual rooms, fixtures and views. We check these against each other and against the stated address, because the most common Tricity rental scam is real photos of a property that isn't the one being let.
Media checkedSomeone from Hoomzz sees it in person
We don't publish a property nobody from Hoomzz has stood inside. That is only possible because we cover one region — Chandigarh, Mohali, Panchkula, Zirakpur, Kharar and New Chandigarh — and nothing outside it. A national portal cannot do this, which is the entire reason we stayed small and local.
Seen in personHold us to it
If you contact an owner through Hoomzz and the property turns out to be already let, misdescribed, or someone asks you for brokerage, tell us and we will take the listing down. That is a commitment we can actually keep at our size, and it is worth more than a badge.
Hoomzz is early. We have a small number of listings and we'd rather say so here than have you find out on the search page.
