Use MagicBricks or 99acres when you want the widest possible choice, are searching outside the Tricity, or are comfortable dealing with brokers and paying a brokerage fee for a wider net. Use Hoomzz when you are renting, buying or listing specifically in Chandigarh, Mohali, Panchkula, Zirakpur, Kharar or New Chandigarh and you want clearly labelled listings — zero brokerage on eligible owner rentals, disclosed terms on dealer listings — plus a verification programme that marks each listing as verified (physically, virtually or by document review) or as still pending. It depends on what you need. MagicBricks and 99acres are national portals with far more listings across hundreds of Indian cities. Hoomzz covers only the Chandigarh Tricity — Chandigarh, Mohali, Panchkula, Zirakpur, Kharar and New Chandigarh — and listings go through Hoomzz verification, which may be physical, virtual or document-based; listings that have not yet been verified are labelled as such. If you want the largest possible pool of listings, a national portal will have more. If you want a smaller set of Tricity properties where owner rentals carry zero brokerage and dealer listings are labelled with their terms disclosed upfront, Hoomzz is built for that.
Eligible Direct Owner and Hoomzz Partner rental listings carry zero rental brokerage. Dealer listings are labelled as dealer-posted, and any brokerage terms are disclosed upfront on the listing. Enquiries go directly to the property poster (Owner, Partner, or Dealer). Separately, Hoomzz offers optional paid Expert Services — background checks, paperwork and deal negotiation help — at a disclosed service charge; those are opt-in and independent of browsing, which is free.
Yes. Listing a property for rent or sale is currently free for owners across all Tricity cities, and PG and co-living operators can list free as well. Builders must register a builder profile, which is also free, and must supply a valid state RERA registration number.
National portals generally verify that a listing's contact details are genuine, and offer paid 'verified' or 'premium' placement tiers to owners and agents. Hoomzz verification is a check on the property itself, and each verified listing records how it was checked — a physical site visit, a live virtual walkthrough, or a document review. Listings that have not yet been verified are labelled as verification pending rather than sold a badge.
Yes. Both are open to brokers and agents as well as individual owners, and broker-posted listings are a significant part of their inventory. Hoomzz also carries dealer and agent listings alongside owner listings — the difference is labelling: every Hoomzz listing shows who posted it, dealer listings must disclose their brokerage terms upfront, and eligible owner rentals carry zero brokerage.
Hoomzz itself does not hold a RERA registration. Builders listing projects on Hoomzz are required to provide their own state RERA registration number for their projects.
