Moving to the Tricity for an IT job: pick your area by the commute, not the rent

Three separate IT clusters, three different answers to where you should live. A five-day flat-hunting plan for someone who has just accepted an offer at IT Park Chandigarh, IT City Mohali or Panchkula IT Park.

Short answer: The Tricity has three working IT clusters, not one: Rajiv Gandhi Chandigarh Technology Park in Sector 26 East and Kishangarh, IT City Mohali around Sectors 82A to 101, and Panchkula IT Park. Between them the IT and ITeS sector employs roughly 25,000 people across the three cities. Which one you report to should decide where you rent, because the Tricity’s congestion is directional — the Zirakpur–Chandigarh and Panchkula–Chandigarh approaches jam hard at peak, and one Tribune report clocked a four-kilometre Panchkula stretch at nearly 50 minutes. Advertised 1BHK rents in Mohali average about ₹16,000 a month, with a range of ₹10,000–₹25,000.

You have accepted an offer, you have a joining date, and you have about five days in a hotel to find somewhere to live. The mistake almost every newcomer makes is to pick the area first on rent and discover the commute afterwards. In this city that is backwards, because the rent differences are modest and the commute differences are brutal.

Work out which cluster you are joining

Rajiv Gandhi Chandigarh Technology Park opened in 2005 on the Chandigarh side at Sector 26 East, running up towards Kishangarh, and it holds the names most people have heard of — Infosys sits on Plot 1, Tech Mahindra in Phase II, alongside Airtel, NetSmartz and DLF’s campus. IT City Mohali is the newer build-out around Sectors 82A and 101, next to Amity and Plaksha. Panchkula IT Park is the third and smallest. The park you report to sits on a different side of the Tricity from the other two, and that is the whole planning problem.

Where to rent by workplace, with advertised rent bands (2026)
You work atRent hereAdvertised bandCommute reality
RGCTP, Sector 26 East / Kishangarh Manimajra, Sectors 20–22, Sector 15, Panchkula Sectors 20–21 Chandigarh 2BHK advertised from about ₹15,000 upward Short and predictable from Manimajra. From Panchkula it is short in distance and slow at peak
IT City Mohali, Sectors 82A–101 Sector 82, Aerocity, Sectors 79–80, Sectors 66–70 1BHK ₹14,000–₹20,000; 2BHK ₹20,000–₹24,000 in Aerocity and Sector 82 Best case in the Tricity — you stay on the airport-road side and never enter the city
Panchkula IT Park Panchkula Sectors 5, 7, 11, 15, 20 Panchkula 2BHK advertised from roughly ₹8,000–₹15,000 upward Fine within Panchkula. Crossing into Chandigarh daily is the part people underestimate
Any of the three, on a tight budget Zirakpur (Dhakoli, Baltana, VIP Road), Kharar Cheapest stock in the Tricity for the same configuration You are buying the rent saving with the Zirakpur–Chandigarh jam, twice a day

Treat those bands as advertised asking prices rather than agreed rents, and treat the Chandigarh and Panchkula figures as softer than the Mohali ones — portal data for the Chandigarh sectors is thin and skewed by independent-house portions, so the honest version is “from about this, upward” rather than a midpoint. Verify on the ground.

The commute is the real cost

The Tricity looks small on a map and behaves small at 11 a.m. At 9:30 a.m. it does not. The approaches that fail are the Zirakpur–Chandigarh stretch and the Panchkula–Chandigarh crossings, and they fail in one direction at a time, which is why people who tested their commute on a Sunday viewing are so surprised in week one.

Drive your actual commute at your actual start time before you sign anything. Not at noon, not on a Saturday. A flat that is 20 minutes away on the day you see it and 55 minutes away on a Tuesday morning is the single most common regret among people who move here for work.

CTU runs buses across Chandigarh, Mohali and Panchkula, and plenty of IT Park staff use them. If you intend to, check the route and the last bus before you commit to an area, because the frequency outside the main corridors thins out quickly in the evening.

    Chandigarh, or outside it

    Rent inside Chandigarh if

    • You work at RGCTP or in the city sectors
    • You do not have a car and want to cycle or bus it
    • You want schools, hospitals and markets inside 10 minutes
    • You value a short commute over square footage

    Rent outside if

    • You work in IT City or on the airport-road side — Mohali wins outright
    • You want a newer flat with lift, parking and power backup for the money
    • You are two salaries sharing and want a 3BHK, not a 2BHK
    • You can live with a longer drive to reach the Chandigarh sectors socially

The five-day flat hunt, in order

    1. Day one — fix the search box, not the budgetPick two adjacent sectors on the correct side of your office and search only those. Widening the map is how people end up viewing a flat in Kharar for a job in Panchkula.
    2. Day two — see six flats, not sixteenSix well-chosen viewings in one belt tells you the real rent for that configuration. Photograph each one; by the fourth they blur together.
    3. Day three — run the commuteBoth directions, at your real hours. This is the day that changes people’s shortlist.
    4. Day four — verify the ownerAsk for ID and the property papers and match the name. Do not pay token money to hold a flat you have not seen, and never to someone who will not meet you at the property.
    5. Day five — paper it properlyWritten agreement, deposit and deduction rules stated, meter readings noted, and the police verification started. It is mandatory in Chandigarh and in SAS Nagar district under standing District Magistrate orders, and it protects you as much as the owner.

Budget for two to three months’ deposit on top of the first month’s rent, and ask whether maintenance, parking and power-backup charges sit inside the rent or on top — in the newer Mohali societies they are very often on top, and the difference runs to a few thousand a month. Hoomzz lists physically verified rentals across Chandigarh, Mohali, Panchkula, Zirakpur and Kharar with zero brokerage, and you can browse what is live on rentals across the Tricity or look at PG and co-living for the first few weeks while you learn the geography. Newcomers also lean on local real estate pages and creator accounts on Instagram for early sight of listings, which is a reasonable place to start as long as you see the flat and verify the owner yourself before any money moves.

What nobody tells you before you arrive

    1. Furnished means four different things hereFrom “beds and a fridge” to “curtains and a microwave”. Get the inventory written into the agreement with the make of the AC and the geyser.
    2. The same flat gets quoted at several rentsEspecially through brokers. This is why seeing six in one belt is worth the day it costs.
    3. Summer electricity is a real line itemTwo ACs running May to July change your monthly number materially. Ask the outgoing tenant, not the owner.
    4. Society rules biteSome societies restrict bachelors, pets or non-vegetarian cooking. Ask before you pay, not after.

If your office is on the airport-road side, what Aerocity and IT City rental yields say about that corridor is useful background on why rents there behave as they do, and the campus-corridor guide to Sectors 79–82 covers the same rental catchment from the tenant side. If you are weighing Zirakpur on price, read why the Zirakpur bypass is awarded but not being built before you assume the commute is about to improve.

    Frequently asked questions

Where should I live if I work at IT Park Chandigarh?

Manimajra and the Chandigarh sectors in the 20s are the shortest and most predictable commutes to Rajiv Gandhi Chandigarh Technology Park, which sits at Sector 26 East towards Kishangarh. Panchkula Sectors 20 and 21 are close in distance but cross a junction that backs up at peak. Zirakpur is cheaper and feeds the worst of the morning queue, so take the saving only with your eyes open.

Is Mohali or Chandigarh better for an IT job?

It depends entirely on which campus you report to. If your office is in IT City Mohali around Sectors 82A to 101, living in Sector 82, Aerocity or Sectors 79 to 80 gives you the best commute in the whole Tricity because you never enter the city. If you work at RGCTP in Chandigarh, living in Mohali means crossing over daily and Chandigarh or Manimajra is the better call.

How much rent should I budget for moving to the Tricity for work?

Advertised 1BHK rents in Mohali average about ₹16,000 a month with a range of ₹10,000 to ₹25,000, and 2BHK stock in Aerocity and Sector 82 is advertised around ₹20,000 to ₹24,000. Chandigarh 2BHKs are advertised from roughly ₹15,000 upward and Panchkula from about ₹8,000 to ₹15,000 upward, though those two figures are softer. Add two to three months of deposit and check whether maintenance and power backup are extra.

Is police verification of tenants compulsory in Chandigarh and Mohali?

Yes. Tenant police verification is mandatory in Chandigarh and in SAS Nagar district under standing District Magistrate preventive orders, and it is separate from the rent agreement itself. It protects the tenant as much as the owner, since it creates a record of who let the property and on what terms. An owner who tries to skip it is telling you something about how the rest of the tenancy will go.

How long does it take to find a flat in the Tricity?

Five working days is realistic if you restrict the search to two adjacent sectors on the right side of your office and view around six flats. It takes far longer if you search the whole Tricity, because you end up comparing places whose commutes are not comparable. Arrange viewings in a single belt on one day rather than spreading them across the week.

Should I take a PG first and a flat later?

For many people moving alone it is the sensible order. A PG or co-living bed for the first four to six weeks lets you learn the traffic patterns and the sectors before you commit a deposit and a year to the wrong side of town. The trade-off is paying a premium per square foot and moving twice, so it suits people who are new to the city rather than those who already know where they want to be.

Sources, and what here is judgement rather than data

Checked facts. Rajiv Gandhi Chandigarh Technology Park’s 2005 opening, its Sector 26 East and Kishangarh location and the presence of Infosys, Tech Mahindra, Airtel, NetSmartz and DLF; the figure of roughly 25,000 people employed in IT/ITeS across Chandigarh, Mohali and Panchkula; the reported four-kilometre Panchkula approach taking close to 50 minutes at peak; and the advertised rent bands quoted above.

Judgement, not data. The area recommendations by workplace are editorial: they follow from where the stock is and which approaches congest, not from a published commute study. The five-day plan is a method we think works, not a measured process. The claim that Chandigarh and Panchkula rent figures are softer than Mohali’s is our own read of how thin the portal data is for those sectors, and we have written the bands as “from about, upward” for that reason.

What we did not verify. Current headcount at any individual employer, and present-day peak commute times on specific routes — the Tribune figure is a reported instance during a period of disruption, not a daily average. Drive it yourself before you decide.
