Is it free to list a property for sale in the Tricity?
Yes, on every platform in that table except a broker. 99acres, MagicBricks, Housing.com, OLX, LetsRentz and Hoomzz all allow a free sale listing. What differs is not the price of posting — it is three things:
- Whether your contact details are sold as a lead. On the national portals, buyer and agent access to your number is a product. This is the business model, not a leak, and it is why the calls start within minutes.
- Whether a paid listing outranks yours. On lead-monetised portals, placement is purchasable, so a free owner listing sits below paid agent listings for the same locality.
- Whether anybody checks the property is real. Most free listings are published unverified. That is a bigger deal for sale than for rent, because a buyer who suspects a listing is fake never calls at all.

Two things owners routinely get wrong here. First, the 1% TDS is deducted whether or not you actually made a gain — you claim it back when you file, which means it is a cash-flow event, not a tax event. Second, the sale cannot be registered below the collector rate for the locality; if your negotiated price lands under it, duty is charged on the collector rate anyway and the difference can attract tax consequences for both sides. Check the current collector rate for the sector before you agree a number.

Which channel should I use for which kind of property?

- Independent house or kothi in Chandigarh or Panchkula. National portals plus a broker who actually sells in that sector. The buyer pool is small, wealthy and often not searching portals at all.

When you should not list your sale with us
Three honest cases, and they cover a lot of readers:
- Your property is outside the Tricity. We cover Chandigarh, Mohali, Panchkula, Zirakpur, Kharar and New Chandigarh, and nothing beyond roughly 30 km of Chandigarh. For anywhere else, a national portal is simply the right answer.
