What you get. The largest audience in the market, by a distance. If your flat is in a searched-for pocket — Sector 70 Mohali, Peer Muchalla, Sector 20 Panchkula — a free listing will get seen.
What it costs you that is not money. These platforms monetise leads. Your listing sits alongside paid broker listings, and broker visibility is a purchasable product, so a free owner listing loses placement to a paid agent listing for the same locality. Your phone number becomes a lead, and the first fifteen calls are frequently agents asking to "take the property in their portfolio", not tenants.
Do it anyway. The reach is worth the noise, especially for a sale or a Rs 30,000-plus rental. Just do not expect the free tier to hold its position for long, and be ready to say no fifteen times.
NoBroker
Genuinely owner-direct — the whole brand is built on excluding brokers, and the free listing works as advertised. The catch in our market is depth: NoBroker's density is in Bengaluru, Mumbai, Pune, NCR and Hyderabad, and Tricity tenant traffic on it is thinner than the national brand implies. Worth listing on, unlikely to be your only channel.
LetsRentz
A Tricity-plus-NCR rental platform with zero brokerage as its headline, apps on both stores, and a verification process of its own. It is the closest thing to a direct competitor we have, and for a rental in Zirakpur or Mohali it is a reasonable second listing. Two differences worth knowing: it carries broker listings alongside owner listings, and it sells premium lead plans, so the free tier competes with paid placement in the same way the national portals do.
Facebook groups and Marketplace
Underrated for the Tricity, particularly for student housing and PG beds. The CU, CGC Landran and Chitkara accommodation groups move real inventory in June-July and December-January. It costs nothing and takes four minutes.
The trade-off is that you are doing your own filtering. No verification, no identity check, and a meaningful share of enquiries go nowhere. Use it as a supplement, never as your only listing, and never accept a token payment from someone you have not met.
Hoomzz — and when you should not use us
Hoomzz is a Tricity-only marketplace covering Chandigarh, Mohali, Panchkula, Zirakpur, Kharar and New Chandigarh. Listings are physically verified — somebody from Hoomzz stands inside the property before it goes live, which is also why we cannot onboard a hundred flats in a week.
Builders are the exception to "just list it". A builder project needs a builder profile with a RERA licence number, and each project needs its own RERA number. Registration itself is free; the paperwork is not optional.
Do not use Hoomzz as your only listing if:
- You are selling a high-value property. Sale demand needs national reach — start with 99acres and MagicBricks.
- Your property is outside the Tricity. We do not cover Ludhiana, Ambala, Patiala or NCR, and listing there is pointless.
- You need the flat filled this week. We are early and our audience is smaller than the national portals'. Cast a wider net and treat us as one of the nets.
- You want somebody else to handle showings, negotiation and paperwork end to end. That is a broker's job and worth their fee if your time is worth more.
We would rather say that than have you list once, get nothing in nine days, and conclude the whole zero-brokerage idea is fake.
What actually gets a Tricity property rented
The platform matters less than four things owners routinely get wrong:
- Photographs taken in daylight, of every room, unedited. The single biggest cause of dead listings in this market is four dark photos of the drawing room and nothing else. Include the kitchen, the bathroom and the actual view from the balcony.
- A real rent number, not "negotiable". Listings without a price get filtered out of every price-sorted search on every platform, which is how most tenants search.

- Answer the phone for two weeks. Tenants in this market call three owners and take the one who picks up.

Listing on five platforms does not get you five times the enquiries. It gets you the same enquiries five times, and five sets of credentials to remember.
