    Short answer: While the metro is still being re-examined, GMADA has real road work on the ground in Greater Mohali — a 200-foot road from the Aerocity/Airport junction to the Kharar–Banur road (PR-9), a 200-foot road running 7.55 km from the Mullanpur/UT boundary to the Kurali–Siswan T-junction, the airport access road, a sector-dividing road at 108/109, and widening with service roads between sector junctions 78/79 and 86/87. Alongside them sits the least glamorous and most decisive item: water supply augmentation from the Kajauli headworks, phases V to VI.     What is actually being built

    These appear on GMADA's own ongoing-projects list. A place on that list means budget and contractors, which is a materially different thing from a line on a master plan.

    • 200-foot road, Aerocity/Airport road junction to the Kharar–Banur road (PR-9) — civil, public health and electrical works. This is the spine of the southern corridor and the reason the Banur belt is in play at all.
    • 200-foot road, Mullanpur/UT boundary to the Kurali–Siswan T-junction — 7.55 km. The New Chandigarh equivalent, and the road that decides how quickly that side connects back to Chandigarh.
    • Airport access road, from the Aerocity junction to the international airport.
    • Sectors 78–86 to 105–108 — 3.30 km, with 22-foot carriageways each way.
    • Aerocity internal roads and parks, on both the right and left sides — civil, public health, electrical and horticultural.
    • Sector 88–89 development, with five years of maintenance included, and Purab Premium Apartments — 1,620 units in Sector 88.
    • Water supply augmentation, Kajauli headworks to SAS Nagar, phases V to VI.

    And what is one step earlier

    These are real too, but at tender or notification stage rather than under construction. The distinction is worth holding on to when someone shows you a list:

    • 200-foot sector-dividing road at 108/109, from the Kharar–Banur road to the railway track.
    • Widening of the existing 200-foot road with service roads, sector junction 78/79 to 86/87.
    • Strengthening of the road from sector junction 67/68–79/80 up to the Kharar–Banur road — tenders invited.
    • Master-plan 200-foot road on NH-21 at Kharar, Dara Studio to Kharar–Kurali.

    Tendered is closer than proposed, and proposed is closer than nothing. None of the three is the same as open to traffic.

    Why the water line matters more than any of the roads

    Kajauli phases V to VI is the item most likely to be skipped in a sales pitch and the one most likely to determine whether you can actually live somewhere.

    A sector can have a 200-foot road, streetlights and a sanctioned layout and still not fill up, because families do not move into a place with tankered water. Road work is visible and photographs well. Water augmentation is invisible, expensive, and is the constraint that decides occupancy — which in turn decides whether your flat rents, what it rents for, and whether the shops downstairs ever open.

    When you visit a new sector, ask two questions that cut through most of the pitch: where does the water come from today, and how many units in this phase are actually occupied.

    How to use this list when you are buying

    1. Place the property against a named work. “Near the upcoming 200-foot road” is not a location. Ask which of the roads above, and where the plot sits along it.
    2. Ask what stage it is at. Ongoing, tendered, or notified — the three carry very different timelines, and the list above tells you which is which.
    3. Treat completion dates as estimates. GMADA's project list does not publish completion dates, and neither should a broker without a document behind it.
    4. Do not pay twice for the same corridor. If a price already reflects the PR-9 road, the road is not additional upside; it is what you are paying for.

    The honest read

    Tricity's genuine infrastructure story in 2026 is unglamorous: wide roads being built outward from Aerocity and Mullanpur, service roads and strengthening on the older sector network, and a water augmentation programme that will decide which sectors actually fill.

    None of it makes a headline the way a metro does. All of it is more likely to affect what your property is worth in five years — because all of it is funded, contracted and in progress, and the metro, on the record, is none of those things.
