The revision applied across Haryana, with Faridabad, Sonepat, Rohtak and Ballabgarh seeing similar increases. Panchkula was not singled out; it was included at the top of the range.
The cross-border comparison nobody makes
Because the Tricity spans three jurisdictions, the same decision — buy a shop, buy a floor — carries a different statutory floor depending on which side of a road you are on.

Read the commercial row twice. A buyer purchasing a shop in Panchkula in April 2026 faced a statutory floor 75% higher than a buyer of the same thing six months earlier, while a buyer of commercial property in Mohali saw no change at all in the same window.
What this does and does not tell you
A collector rate is the government's minimum value for registration. It is not a valuation, and a 75% revision is not evidence that market prices rose 75%. Rates are periodically brought closer to observed transaction values, and a large jump often reflects how far behind the old schedule had fallen rather than a sudden move in the market.
What it does tell you, concretely:
- Your registration cost has a new floor. Stamp duty is charged on the higher of your price and the collector rate, so the minimum bill rose even where negotiated prices did not.
- Haryana and Punjab are separate regimes. Different rate schedules, different duty structures, different revision calendars. A percentage you read for one state tells you nothing about the other.
- Commercial is where the gap is widest right now. If you are choosing between a commercial unit in Panchkula and one in Mohali, the statutory cost side of that comparison changed materially in April 2026.
Before you buy across the border
- Get the current collector rate for the exact sector and category from the relevant authority — HSVP/Haryana Revenue for Panchkula, the Punjab Revenue Department for Mohali. Do not carry a figure across the border.
- Work out duty on the higher of price and collector rate in that state's structure before you commit.
- Remember Punjab's temporary concession has ended. The 1–3% window closed on 31 March 2026, so a Mohali registration now attracts the ordinary rate.
- Compare like with like. A Panchkula SCF and a Mohali SCO are different products under different regimes; the headline rate per square metre is not directly comparable without checking what is being measured.
