    Four things happening in the same place

    1. The road. GMADA is building a 200-foot road from the Aerocity/Airport road junction to the Kharar–Banur road (PR-9) — an ongoing project, not a proposal. Separately, PR-11 is reported as giving Dera Bassi a direct link to Mohali without routing through congested Zirakpur, which is the single biggest practical complaint about living here.

    2. The land. GMADA's notices of 14–16 September 2026 cover villages right across this belt — Karala, Banur, Kijargadh, Sekhanmajra, Kurda, Rudka, Dharamgadh, Ladiaali, Safipur, Manakpur Kalar, Tangori, Sangal Basepur, Teeda and ChadMajra. Something is being assembled here.

    For orientation, that sits well below Zirakpur — where a 3BHK that fetched ₹50–60 lakh around the Covid period now crosses ₹1 crore — and far below Mohali's established sectors, where GMADA's own base rate for sectors 53–71 is ₹71,500 per square yard.

    The catch, stated plainly

    Affordability here is not a discount someone forgot to close. It reflects real differences:

    1. You are further out. Until PR-11 and the PR-9 corridor are actually carrying traffic, the daily reality is the Zirakpur bottleneck — and the Zirakpur bypass that would relieve it is under a High Court stay with its alignment being re-surveyed.
    2. Acquisition cuts both ways. The same notices that signal development make land inside notified pockets harder to transact, harder to finance and slower to exit. A notice naming your village does not mean it covers your khasra — check the notice, not the village name.
    3. Licensed is not the same as advertised. Colonisers are expanding fast across Zirakpur, Dera Bassi, Lalru, Banur and Kurali. Speed of expansion and quality of approvals are different things.
    4. Zoning decides your neighbours. The master plans include industrial zones, and nearby Gharuan is set for industrial and commercial development. Know which zone your plot sits in before you picture the view.

    A checklist for this belt specifically

    1. Pull the master plan zoning for the exact pocket — residential, industrial or institutional — rather than relying on the town's general character.
    2. Check the khasra against the September 2026 acquisition notices if you are buying land rather than a built unit.
    3. Ask for the colony licence and the RERA registration. In a fast-expanding belt this is the single highest-value question you can ask.
    4. Look up the collector rate for that village. After a 67% revision in Pandwala, your stamp duty floor may have moved a long way even if the asking price has not.
    5. Drive the commute at 9am. Not at noon on a Sunday. The whole investment case here is connectivity, and connectivity is a rush-hour question.

    The honest read

    Dera Bassi and Banur are early. The roads are being built, the land is being assembled, the rates have started to move, and the price of entry is still materially below Zirakpur and Mohali. That is a genuine opportunity for a buyer who can wait and who does their title and zoning work properly.

    It is a poor fit for anyone who needs the connectivity to be there now, because the segment that fixes the commute is precisely the one a court has stopped.
