Aerocity is a GMADA-developed plotted township in Mohali, laid out along the 200-foot Airport Road (PR-7) beside Shaheed Bhagat Singh International Airport. GMADA sold plots and owners built houses on them, so what exists is street after street of two- and three-storey independent houses with each floor let separately. There is no developer, no maintenance office and no common area, because a plotted township has none of those things by design.
That single fact drives everything. No lift means a second-floor flat is stairs in July. No generator means you buy an inverter and replace its battery yourself. No manned gate means street occupancy is your security. In exchange you get a wide gridded road outside, parking at your own door, and roughly 15–20 per cent more floor area than the same rent buys in an established sector. What Sector 70 Mohali actually is
Sector 70 Mohali is a finished residential sector bordering Phase 3B2 and Phase 7, with its own sector market, municipal parks and schools inside or on its boundary. Yadavindra Public School sits near YPS Chowk, and Fortis Hospital in Sector 62 is a 5–8 minute drive. Nothing here is waiting to be built.
The costs of that maturity are real, and residents complain about the same two every year. Parking is contested, because many older builder floors were built without stilt parking and families now run two cars. Check the specific street after dark, not the locality. Aerocity is still filling in, and two blocks five minutes apart rent for nearly the same money while one has lit windows and neighbours and the other has empty plots and no working street light.
